The Delaware County Auditor sets the market value for each parcel based on sales data, property features, and location. Under ORC 5713, a full reappraisal takes place every six years. A triennial update comes three years later. Because Delaware County has grown so fast, values often jump by a large amount at reappraisal time. New subdivisions, commercial development, and strong school districts all push prices higher.
Your assessed value is 35% of the market value. The tax rate in mills is then applied to that figure. Delaware County tax rates tend to be moderate, but the high home values mean the dollar amount on your bill can still be significant. School district levies make up the biggest share of most tax bills here.
Searching Delaware County Tax Records
The Delaware County Auditor offers property search tools at delco-auditor.org. You can search by owner name, property address, or parcel ID number. Each result shows the assessed value, tax amount due, and recent sale history. Building details like square footage, year built, and lot size are also listed.
The Delaware County government website has links to other departments including the treasurer and recorder. The treasurer site lets you check payment status and pay your tax bill. The recorder keeps deed records and transfer documents.

Tax Rates in Delaware County
Tax rates vary by school district and municipality. The Olentangy Local School District covers much of the county and has some of the highest rates. Delaware City Schools, Big Walnut, and Buckeye Valley each have their own rates as well. Township levies add to the total. Fire, EMS, and road levies are common across the county.
House Bill 920 provides some relief. When property values rise at reappraisal, the HB 920 reduction factor lowers the effective rate on existing levies so that the total revenue stays about the same. New levies are not subject to this cap. The ORC Chapter 5705 lays out the rules for how levies work in Ohio.
Parts of Dublin extend into Delaware County. If your property falls in this area, your tax district will reflect both city and county levies.
Delaware County Property Tax Exemptions
Homeowners in Delaware County can apply for several exemptions. The Homestead Exemption is open to residents age 65 and older or those with a permanent disability. It shields up to $25,000 of market value from taxes. Disabled veterans with a 100% rating can exempt up to $50,000. The Owner-Occupied Credit gives a 2.5% cut, and the Non-Business Credit adds a 10% break for homes not used in business.
Farmers can enroll in the CAUV program to lower their tax burden. CAUV values land on what it produces, not what a developer would pay. In a county where residential land prices are high, this makes a big difference for working farms.
Filing a Value Complaint
If your Delaware County property value seems too high, file a complaint with the Board of Revision. The deadline is March 31 each year. You will need DTE Form 2 along with supporting evidence. Comparable sales from the area are the strongest form of proof. A recent appraisal done within two years also works. The board holds hearings in the spring and sends a decision by mail.
Appeals beyond the county level go to the Ohio Board of Tax Appeals under ORC 5715. This is a longer process. Most property owners resolve their disputes at the Board of Revision stage.
Cities in Delaware County
The southern part of Delaware County includes a portion of Dublin, which straddles the Franklin County line. Dublin has some of the highest property values in central Ohio. If your Dublin property is in Delaware County, your tax records go through the Delaware County Auditor rather than Franklin County.
