Greene County Assessment Details

The Greene County Auditor appraises all real property and assigns a market value. ORC Chapter 5713 requires a full reappraisal every six years. A triennial update comes three years later. Property values near Wright-Patterson AFB and in the Beavercreek schools area tend to be strong. The base brings in military families and civilian workers who keep housing demand steady.

Your assessed value is 35% of the market value. The local millage rate then determines your bill. Rates differ by school district. Beavercreek City Schools, Xenia Community Schools, Fairborn City Schools, Yellow Springs Exempted Village, and Cedarville Local all have their own levy structures. Township and fire levies add to the total.

House Bill 920 limits how much revenue existing levies can collect when values go up. New levies are not subject to this limit. So a reappraisal alone should not cause a big jump, but a new school levy on top of higher values can have a noticeable impact on your bill.
